Rental & Tenants

Most properties sold through Colossal Property Investments come with tenants already in place living in the property.

These tenants, most of which, are low income earners and receive state benefits to help with their housing costs. Because these tenants are government assisted and have to go through stringent processes for this assistance they tend to stay in the same property for years 10 - 20+ years and often for life.

Properties are rented out unfurnished, so you do not have the worry of ever having to replace furniture.

Our Rental Management Company in Western New York State manage all our customer investment properties as well as our own personal properties. Their professional service is second to none. All tenants are screened and referenced and have to adhere to strict guidelines. All tenanted properties are checked regularly and rents collected on the same day each month.

On signing The Rental Management Agreement Contract with The Rental Management Company, you will required as an owner, to place $500 Dollars into your rental account for any future urgent maintenance repairs that may arise.  The Rental Management Company will always seek your permission for any urgent repairs that will cost in excess of $100 and will always inform you of any repairs that have had to be carried out on your property.  The cost of repairs are always kept to a minimum.

All properties purchased through Colossal Property Investments will generate a high yield rental income, we aim to achieve 30% gross / 20% net per year, this is paid to you monthly through our Rental Management Company.
